Comprehensive Development Consulting

We offer end-to-end development consulting services tailored to your project’s unique needs. From site selection to exit strategies, we guide you through every stage of the process.

Site Selection and Acquisition

We conduct an in-depth feasibility analysis for each property based on existing site conditions, location, adjacent properties, zoning, wetlands and streams, required tree conservation, critical slopes and other critical areas. Based upon this analysis we can help value the property and acquire it.

Feasibility Analysis

We employ trusted consultants to assist in septic feasibility, well feasibility, wetlands mitigation, conservation, delineation of buildable area, site plan, and initial discussions with the appropriate planning department.

Design and Development

We obtain bids, recommend appropriate architectural, environmental, civil engineering, surveying, geotechnical engineering, structural engineering, and general contractors. We coordinate the work of these professionals with the city or county planning departments in order to obtain permits. In this way we ensure the best product design for your project.

Marketing Consulting

We can assist in the valuation, marketing plan and sales of properties including presale of the finished building, marketing to institutional investors, marketing to private investors, condominium marketing and sales, and lending sources. We help you identify your target market and make an appropriate marketing plan.

Environmental, Wetlands and Critical Area Consulting

We will work with you to obtain a Critical Area Designation (CAD) letter from the appropriate jurisdiction. We will obtain bids from reputable consultants for wetlands, streams, slopes, civil engineering, surveying, and conservation in order to determine setbacks required and buildable areas.

Market Analysis and Economic Considerations

We examine market conditions and trends, study comparable projects, and perform an economic analysis of the project including financing options. We will develop a budget, schedule, and proforma for the project to determine profitability.

Review and Coordinate Project Plans and Consultant Reports

We will review all plans, schedules, specifications, materials, and reports to ensure compliance with permits, constructibility, consistency and adherence to the owner’s vision.

Value Engineering

We will use our experience of constructing thousands of housing units to review plans, specifications, finishes and materials for value engineering and cost savings opportunities.

Product Finishes and Specifications

We’ll provide you with our base interior finish specifications and help you tailor them to your specific project and target market. We will provide recommendations for exterior materials and colors and interior materials and colors.

Debt and Equity Financing

We have financed over $1 billion in residential real estate. We source private investment, institutional investment, EB5 equity financing, HUD financing and conventional construction and permanent financing. We have raised over $200 million in private and institutional investment.

Tax and Estate Planning

As licensed CPAs we will advise you on the tax implications and consequences of your investment. We can devise tax strategies to eliminate or reduce taxes. We also devise estate planning strategies that minimize or eliminate taxes through gifts of family LLC interests or charitable contributions.

Construction Management

We assist in selecting a general contractor, negotiating a contract, budget, and schedule. We can also act as the owner representative and/or construction manager to oversee construction and ensure compliance with the plans and permits and schedule. We will also interface with the lender for monthly draw requests. We will negotiate any changes with the contractor and resolve any differences. We will provide weekly updates to the owner during construction.

Sales and Marketing Management

We will help you devise an appropriate marketing strategy for your project whether you need help selling the property or marketing to investors and lenders. We help select real estate brokers, lenders and investors for your project.

Exit Strategies

We will assist you in developing an exit strategy for your investment. Depending on your own goals and objectives we can help with a sale, a condominium conversion, a tax free exchange, or a bequest or gift.
